We work on homes where thoughtful renovation makes a real difference to how the property lives and what it's worth. Every project runs through the same three stages.

Acquisition

We evaluate properties against a consistent set of criteria — location, condition, ownership situation, and what the home could reasonably become. Most properties we look at, we pass on.

Renovation

Scope is set by the property. Some homes need updated systems and finishes. Others justify more: added square footage, reconfigured room counts, or a junior ADU where the lot and local rules allow it.

Resale

We position the finished home for the strongest terms available, and we begin the sale process during construction rather than after it — which opens the door to buyer input while choices are still open.

Licensed trades, a defined scope, and scheduled milestones tracked against the budget set at diligence.

Sale

Marketing begins during construction. The home is listed and sold on the best terms the finished product supports.

Selling during renovation, not after it.

Most renovation projects finish the house, then look for a buyer. We start the sale process while work is still underway. Buyers who come in early can weigh in on finishes and layout decisions that haven't been locked yet — which tends to mean a home better matched to the person buying it, and less time sitting finished and empty.
